Terms and Conditions

IMPORTANT : Please note only the person responsible for the reservation which/who has provided the deposit at time of booking will be able to do the check in for all occupants of East Lodge Cottage. An item of photo ID (e.g. passport, driving licence, identity card) will be required. Any other guests staying with the lead guest WILL NOT be able to access East Lodge Cottage if the lead guest has not checked in first.

 

Security Deposit:

A safety deposit of 300£ is required upon your arrival.  You will be required to make this payment via card using our secure booking system. The Property Manager will be in touch prior to your arrival to arrange this. This amount is fully refundable within 48 hours of your departure providing the property is left clean and tidy, that there have been no breakages or damage to the property or its contents and no extra cleaning required.

 

Rental Age Restriction:

The lead guest must be at least 25 years old and be present during the whole length of stay. Identification is required at the time of check-in. The lead guest is responsible for the security deposit and for the behaviour of other guests within the booking party during your stay at East Lodge Cottage.

 

Maximum Occupancy:

The number of guests must be confirmed at the time of booking and any change must be approved prior to arrival. In all cases, the number of guests cannot exceed the maximum occupancy of East Lodge  Cottage which is 6 guests. 

 

Parties, noise and nuisance:

Loud music, noisy behaviour, disrespectful actions or behaviour towards other occupants and neighbours as well as large numbers of vehicles will not be tolerated. A 150£ fee plus tax will apply for each visit of the security guard. East Lodge Cottage will evict any guests that do not comply upon the second visit of the security guard. There will be no refund of the security deposit or of any unused portion of your stay.

 

Furniture:

Under no circumstances should furniture or electronic equipment be moved from its original location. Any damage to floors, walls or the furniture will be charged to the guest.

 

Pets:

Pets are not allowed. A 150£ fine (or more in case of damage) will apply for non-compliance to this policy.

 

Smoking:

All our properties are strictly non-smoking. A smoking penalty of 150£ will apply for non-compliance to this policy.

 

Keys:

A charge of 50£ will apply per lost or non-returned key or gate fob.

Private garden, path and access:

East Lodge  Cottage has a private garden with furniture. This garden can be used by the occupants and and we ask that you respect this and help us to keep it clean and tidy for new guests to enjoy. Please note the fence denotes the perimeter of the private garden. There is guest access permitted to Carisbrooke Manor land, however please consult the map located in the guest handbook.

 

Guest responsibility:

The guest is responsible for any damage resulting but not limited to: any missing inventory, long distance phone calls, excessive downloading from the internet, damage to the property (indoor or outdoor), unauthorized presence of pets, lost keys, electronic equipment configuration changes, unreasonable cleaning requirements, unreasonable annoyance to neighbours (including any complaint resulting from noise or other disturbances) and any unadhered to rule or condition relating to the property, and any other charges required to return the property to its original state.

 

The guest authorizes East Lodge Cottage to charge the costs of any damage, incidentals and/or applicable fees resulting from the non-compliance with any policy, even if this charge exceeds the security deposit.

Housekeeping:

 

East Lodge Cottage is supplied with fresh towels and linen for guest use. Coffee, tea, sugar, oil, vinegar, salt, pepper, soap, toiletry products and basic cleaning supplies are provided in limited quantities free of charge at the start of your stay. Guests are responsible for any additional supplies needed. The kitchen is fully equipped and is to be maintained by guests. At the end of their stay guests must ensure East Lodge Cottage is in a generally clean condition and rubbish is taken out and placed in the designated rubbish bins.

Any excessive cleaning required will be charged to the guest at a rate of 25£/hour plus tax. During your stay, additional cleaning services are available and may be purchased for a fee. Please make your housekeeping arrangements by speaking with the Property Manager prior to your arrival.  

 

Bookings exceeding 14 nights:

Bookings exceeding 14 nights will incur an additional cleaning charge of 50£. This will include fresh towels, fresh linen and the cleaning of the family bathroom and WC. Upon check in this can be arranged with the Property Manager and can be scheduled at a convenient time for the guest approximately half way through the duration of the stay. The guests will be required to make this payment via card before check out using our secure booking system.

 

Cancellation or no-show:

**Note: Cancellation travel insurance is highly recommended to cover any unforeseen events.

•             Bookings cancelled more than 30 days before 18:00 on the day of check in are free.

•             Bookings cancelled less than 30 days before 18:00 on the day of check in will incur a charge of 100% of the booking total.

 

Taxes:

VAT is included in the price.

 

Limit of Liability:

East Lodge Cottage cannot be held responsible for temporary interruptions of the following: electricity, gas, telephone, water, cable service, internet service, or any other unforeseen situation at East Lodge  Cottage.

 

Fireplace:

Some logs, firelighters and matches will be provided per stay. The log store will be full upon guest arrival. Once this amount has been used it is the guests responsibility to buy additional logs from nearby shops. East Lodge Cottage are at no liberty to restock during a guest stay. The use of the fireplace is the responsibility of the guest. Fireplaces should not be left without supervision.

 

BBQ:

East Lodge  Cottage has a BBQ that can be used from mid-May to mid-October. Guests should clean the BBQ after use and retun it to its original location.

 

Parking:

East Lodge  Cottage has a parking area reserved for guests. All cars need to park in this area.

If any of the following policies are not complied with, we reserve the right to immediately ask guests to leave the property and retain the security deposit. There will be no refund for loss of accommodation.

 

Hot Tub:

The use of the Hot Tub is charged at 75£ per booking, this can be paid upon check in should guests wish to have use of it. A damage deposit of 50£ is also required upon check in. This amount is fully refundable within 48 hours of guest departure providing there is no damage. The use of the Hot Tub is entirely at the guests own risk. East Lodge Cottage is not responsible for any illness, injury, reaction or condition resulting from the use of the hot tub. All guests are responsible for their own safety when using the facilities. Children under the age of 16 must be supervised by a responsible adult at all times. Jumping and climbing on, or in the vicinity of the Tub, is dangerous and completely forbidden. The owners of East Lodge Cottage will not take any responsibility for accidents caused by irresponsible behaviour. Drinking, eating and smoking is NOT ALLOWED in the Hot Tub. The owner reserves the right to take action against offending users in the event of damage to the Hot Tub and its equipment caused by disrespectful and/or unsafe use.

 

The hot tub is treated with chemicals, therefore if guests are allergic or sensitive to chlorine guests should not use the hot tub.  Guests must shower before and after every use, any call outs for blocked filters/cloudy water as a result of users not adhering to this rule will be chargeable to the guests.  Any call out due to user error, including mode change will be chargeable to the guest. Any damage should also be reported immediately, and use of the equipment stopped immediately until it is inspected by a professional.  Any damage caused by Guests will be chargeable. A sign stating the rules of use are displayed in the Hot Tub area please adhered to them. If you are not prepared to agree to the terms and conditions and follow the rules surrounding the Hot Tub please do not use the facilities.
